Do you need an agent when building a home? This is a great question and often comes up. You don't need one, but you definitely should consider one.
Cost to you as the buyer
Nothing! Builder's set aside money to pay for the buyer's agent from their marketing expenses. This has no impact on the cost of the home to the buyer.
Representing You
Having a real estate professional represent you, allows you to leverage their knowledge, their contacts, and their experience all working on your behalf.
Builders encourage real estate agent participation
Builders do not require buyer's to have an agent to represent them on their purchase, but often do encourage it because there is someone that will walk the buyer through the process of buying a home and getting them prepared so that they can complete the purchase of their current home when construction is complete. Real estate agents are experts at helping the homebuyer navigate that process and so it is worth it to most builders to pay a real estate agent to represent the buyer to help the buyer through the process so that they can successfully close on the home when the time comes.
Getting the best home for you
Given that our homes are usually our family's best investment, it is important to pick the right community, the right builder, and the right area that fits what you need. A good real estate agent will have knowledge about the different communities being built in the area and will help you find the best one for you and your family. They know the different builders, the builder's strong points and areas of weakness and can help you find what will work best for you.
