ESCROW

Escrow is the holding of funds, documents, securities, and/ or other property by a third party in a business transaction. Because real estate transactions often contain large amounts of money, important documents, and often high-value property, using an escrow company is important in the transaction to ensure that what you put into the transaction is not released to the other party until what they need to do or provide in the transaction has also been done. When escrow is complete (all documents, monies, and/ or property as contained in the real estate contract), the escrow agent releases the funds, documents, securities and property held in escrow to the parties as defined in the contract.
