Las Cruces has become a truly beautiful place in the past few years. In the
last five years many “baby boomers” looking for a nice place with good climate
have come to make their home here. In addition to the retirement population
increases, there many young families, businesses, and entrepreneurs have found
and are finding that Las Cruces holds what they are looking for. If you are
looking for good climate, a pleasant small town feel, and yet would like a place
with a university and a love for the arts, you may be looking for Las Cruces.
For all your major metro area needs, El Paso is just 35 minutes to the south.
This gives Las Cruces the best of both worlds, all the amenities that a big
town offers close by, but without the traffic, congestion, and pollution common
to the major metro areas. Many would-be residents of El Paso have decided to
live in Las Cruces and then commute each day.

Great water recreation at Elephant Butte Reservior is just an hour and fifteen
minutes north. If you are an avid golfer, there are four golf courses in the
area with access to a number more with a quick drive down to El Paso.

the list of AARPs best places to retire. In reading their reviews on Las Cruces,

care and facilities.
4 - Fantastic Climate -There are typically 300+ days of sunshine
each year.
5 - Proximity to a Major Metro - Las Cruces sits just 35 minutes
north of El Paso giving residents access to all the big-city ammenities without
all the drawbacks of living in a big city.

The Long-Term Looks Great
If you have invested with me or worked with me in the past, you know that I teach people to buy in good long-term markets and to hold for the long-term.
If you find a market with good long-term prospects and hold for the long-term you will usually do great. Indications are that Las Cruces continues to have great long-term prospects.
Though many real estate markets around the country experienced fantastic appreciation during a few years and are now in a slump, homes in Las Cruces have been appreciating at a much more sustainable rate of 10% during the past two years.
Land in Las Cruces is also doing well and is getting harder and harder to come by. A few of the local developers and a few outsiders have been buying up the larger tracts of land over the past few years. There are still plenty of lots
available and smaller tracts are easier to find, but the larger tracts are real hard to come by.
