Finding Your Next Home
Modern technology has made searching for a home that much easier
in recent years. The technology has allowed us as real estate agents
to allow the general public access to the real estate agent database
of homes for sale through our websites. Though there is some cost
to us as real estate agents for this, the benefit to our clients
is so much greater than that cost. This allows our clients to search
at any time of the day for information on homes, land, investment
property, and even commericial property. Unfortunately the public
access searches are not as powerful as the searches that we can
do as real estate agents. The searches that we can provide for our
clients can be much more specific and return much greater information
on the properties. Please use this searches I have provided to assist
in your search for your next home or property.

As I mentioned, the public access search is somewhat limited in the results it can return. Also, working full-time as a real estate agent,
I am in the market everyday and am often aware of homes or properties that will fit your needs and can greatly assist in your search with no cost to you.
Why Use a Buyer's Agent?
As a buyer's agent in New Mexico, my commission is paid for by
the seller or home builder. That amount is already set aside prior
to putting the home For Sale on the market. Some times buyers elect
not to use a buyer's agent to help them in their home search, which
in most cases would cost them nothing to use, but can be very beneficial,
because they believe that if they don't use an agent, it allows
the seller to have more room to negotiate down on the price. That
would seem like the logical conclusion. Unfortunately it is almost
never the case. In NM, when a buyer comes to the table without a
buyer's agent, it is the seller's agent who then retains the buyer's
agent's potential commission and the sellers don't have the expected
room to further negotiate down the price. In addition to not having
the expected extra price flexibility, now the buyer does not have
an experienced agent that solely represents them in the transaction
to try to help negotiate the purchase price down even farther, or
to help when the transaction has bumps.
Buyer's agents also add value during the purchase process
because of their experience in knowing what things commonly go wrong
in a transaction and their ability to follow up to ensure that potential
pitfalls do not occur. Occasionally the buyer is not able to fulfill
their part of the transaction. When this happens, the buyer is in
much better shape if they are well represented by someone with experience
and knowledge in the industry. In all, I hope this has been a good
illustration of why a buyer's agent is crucial to the buyer in the
purchase process.
